Summary
The Manager of Facilities Services supervises daily activities of Custodial Services and assists in management of other Facilities Services departments as needed (i.e. Building Maintenance, Roads and Grounds, Vehicle Maintenance and General Operations). This position also coordinates & manages remodeling and construction projects within the Facilities Services Department and collaborates with engineers & contractors regarding systems design and new modification of existing facilities systems as needed.

Manage the daily operations of personnel & programs in the Facilities Services department including planning, scheduling, coordinating, inspecting, and training or personnel.

Supervise and evaluate the day-to-day custodial operations and general operations assigned personnel including assisting with management responsibilities for other facilities departments during non-traditional work schedules and/or during times when other supervisors/managers are not available.

Develop and implement goals, priorities and standard for various departments managed within Facilities Services.

Assign regular work schedules to ensure adequate staffing levels and safe conditions for optimal operation of buildings.

Plan, organize and arrange appropriate training and staff development activities; including orientation for new employees, safety training on proper use/handling of cleaning chemicals and other potentially dangerous chemicals, classroom, and on-the-job Certified Floor Care program.

Develop and maintain safe and efficient custodial practices and procedures and ensure compliance through inspection while striving to improve, promote and incorporate new Green Cleaning procedures.

Evaluate products and equipment for safety on a regular basis.

Assist in the coordination of Pest Control for all campus locations.

Maintain required Material Safety Data Sheets according to regulations and manage the process for proper removal and disposal of hazardous or infectious material.

Assist in ordering custodial supplies, materials and equipment as needed which includes monitoring supply and equipment inventories and ensuring custodial equipment is maintained and repaired as needed.

Manage building custodial and general operations daily work orders, follow up with service staff to track status of work and ensure documentation is entered into the computerized maintenance management system.

Prepare and submit progress reports on building conditions as necessary.

Maintain records and correspondence, prepare reports, submit purchase requisitions for supplies, and maintain supply inventory and accounts which includes contacting vendors.

Work with administration, faculty and staff users to coordinate set ups for special events on all campuses which includes moving furniture and equipment for meetings and special events.

Manage maintenance of security devices and monitoring systems.

Assist in other areas such as:Installation/monitoring of the college infrastructure for electrical and data wiring; Installation/operation of sanitary and storm sewers, water main distribution and testing of backflow devices, operation of boilers, chillers, air handler equipment, roof top units, food service equipment and other ventilation equipment. Building Automation System daily operation with emphasis on occupancy requirements, efficiency in operation and energy conservation. Maintenance of campus structures as it relates to the building envelop, surfaces, finishes, doors, locking devices, roofs, bricks, etc. Maintenance on emergency equipment systems such as fire alarm system, emergency generators, elevators, fire suppression, uninterrupted power supply, natural gas regulators, etc.

Assist in managing maintenance on specific equipment for greenhouses, culinary arts, fitness center, welding, lifts and cranes and other similar special equipment.

Assist in management and coordination of the Snow Team Operations to include; scheduling, prioritization of work, ordering of materials and personal management.

Project Management for assigned projects - building remodeling and Life Safety projects

Assist in the development of Facilities budget and business plan management.

Perform related duties as required.
Minimum Qualifications
The requirements listed below are representative of the knowledge, skills and abilities required to satisfactorily perform the essential duties and responsibilities.
- Bachelor's degree in Engineering, Management, Building Maintenance Technology, Construction, or Project Management with 3-5 years of experience managing facilities departments such as project management, building/grounds maintenance, or custodial OR an associate's degree with 5+ years of experience managing a facilities department such as building/grounds maintenance or custodial/housekeeping.
- 3-5 years of Direct Management experience in one or more of the following building systems: Custodial/housekeeping, project management, building maintenance/grounds maintenance, or closely related area.
- Valid driver’s license with an acceptable driving record.
- Knowledge of commercial building maintenance and housekeeping.
- Experience with project management; construction, remodeling, or other facilities operations projects.
- Experience with safety practices, safety hazards and emergency situations.
- Proficient in Microsoft Office Suite.
- Strong verbal and written communication skills.
- Strong analyzing and problem-solving skills.
- Strong organizing, multi-tasking, and decision-making skills to meet critical deadlines.
- Strong interpersonal skills, including the ability to establish and maintain cooperative and professional working relationships with others.
Preferred Qualifications
- Certification in a related facilities association such as APPA (Association of Physical Plant Administrators), IFMA (International Facility Management Association), and/or BOMA (Building Owners and Managers Association).
