Overview
Responsibilities
- Completes deep cleaning Ice Machines & replacing filters. (Some disassembly & assembly required).
- Checks & replaces filters as needed on Air Handling Units.
- Checks & Greases pumps (Hot Water, Chilled Water, Condensation, etc.)
- Cleans & replaces filters in Fan Coil Units.
- Checks & maintains Air Compressors.
- Performs preventative and corrective maintenance required for the building, effectively communicating need for assistance as required.
- Achieves designated completion rate of all PM activities.
- Evaluates problems and performs appropriate solutions or identifies options for corrective action.
- Reviews components for durability and effectiveness. Adjusts PM schedules and/or changes specifications for products based on findings.
PERFORMS GENERAL AND SPECIAL WORK ASSIGNMENTS AS DIRECTED OR THROUGH SELF-IDENTIFICATION OF NEED. THIS IS ACCOMPLISHED IN A SAFE, EFFECTIVE AND EFFICIENT MANNER FOR IMPROVEMENT OF THE BUILDING AND BUILDING SYSTEMS BEING SERVED.
- Diagnoses problems and develops solutions for minor repairs.
- Identifies areas for improvement or in need of repair and proceeds with appropriate actions through MMCI policies and procedures.
- Works with staff in all buildings to provide a safe, comfortable environment.
- Maintains familiarity with the building systems they maintain and demonstrates the ability to diagnose, repair and maintain those systems.
- Provides status and work order completion.
PERFORMS GENERAL AND SPECIAL WORK ASSIGNMENTS AS REQUIRED BY ASSIGNED WORK REQUESTS OR SELF-IDENTIFICATION OF NEEDS
- Coordinates Daily schedule with end users using both verbal and written communication to insure minimum down time and maximum time utilization.
- Performs all assignments in an effective and efficient manner
- Evaluates problems or potential problems and expresses appropriate solutions or options for corrective actions.
- Supports other departments including but not limited to Security
COMPLETES ALL DOCUMENTATION REQUIRED BY DEPARTMENT POLICIES, PROCEDURES, IDPH, JOINT COMMISSION & AHJ.
- Identifies areas for improvement for building services and maintenance procedures, including PM scheduling/frequencies, and general practices.
- Strives to provide maximum comfort and safety to building occupants while minimizing operating costs.
- Issues accurate daily time records and other required documentation, in a timely manner for the purpose of tracking costs associated with all outside facilities.
- Assists grounds by being on the snow removal team
