Overview
To provide a highly disciplined, skilled building operations technician, with emphasis on mechanical maintenance services, using generally accepted engineering and maintenance practices. This position would be utilized in the medical center, as well as in associated institutional, office, commercial, and other type of buildings as assigned. Preventative and Corrective maintenance is the prime function of this position.
Responsibilities
PERFORMS A WIDE VARIETY OF TASKS FROM THE VERY BASIC TO THE MOST COMPLEX ON A WIDE ARRAY OF EQUIPMENT, TYPICALLY RELATED, BUT NOT LIMITED TO THE MECHANICAL SPECIALTY TRADES. TASKS ARE PERFORMED IN A SAFE, EFFECTIVE AND EFFICIENT MANNER DISPLAYING HIGH SKILL LEVEL AND LITTLE OR NO REWORK.
PERFORMS GENERAL AND SPECIFIC WORK ASSIGNMENTS AS REQUIRED THROUGH WORK ORDER ASSIGNMENT OR SELF-IDENTIFICATION, BY USING TIME MANAGEMENT AND SCHEDULING SKILLS TO ENSURE MINIMUM DOWNTIME AND CUSTOMER SATISFACTION. COMPLETES AND SUBMITS TO SERVICE CENTER, DAILY PAPERWORK IN A TIMELY FASHION.
PARTICIPATES IN ON-GOING SKILL DEVELOPMENT BY ATTENDING IN-SERVICE AND/OR SELF-MOTIVATED CLASSES OUTSIDE OF THE WORK ENVIRONMENT. CONTINUALLY DEMONSTRATES RESOURCEFULNESS AND HIGHER TECHNICAL AND PROFESSIONAL SKILL LEVEL RELATED TO AN ASPECTS OF FACILITIES OPERATIONS AND MAINTENANCE.
PERFORMS PREVENTATIVE MAINTENANCE AS OUTLINED BY DEPARTMENTAL SCHEDULES TO REDUCE FREQUENCY AND SEVERITY OF MALFUNCTIONS AND TO ENSURE SAFE OPERATION OF EQUIPMENT. PREVENTATIVE AND CORRECTIVE MAINTENANCE TASKS ARE PERFORMED IN A SAFE, EFFECTIVE AND EFFICIENT MANNER.

- Evaluates problems or potential problems and expresses appropriate solutions or options for corrective actions.
- Performs corrective maintenance actions such as plumbing repairs, drain problems, building hardware repairs, temperature adjustments, equipment repairs on the following types of equipment: Grounds and snow removal equipment, all kitchen and cafeteria equipment, air compressors, Sani-pak, exhaust fans, exhaust vents, Sand & Disc filters, Garbage disposal and pulper, chilled water pumps, condensate pumps, re-circulating domestic pumps, glycol pumps, hot water heating pumps, vacuum pumps, condensate pumps, tissue grinder, control air compressors, medical air compressors, washing machines/dryers, fuel seperators, sump pumps, boilers - low pressure, cooling towers, AHU & RTU's, medical air systems, vacuum systems, all steam systems, hydronic systems, hydraulic systems, chilled water, hot water, heating and condensate systems.
- Performs required documentation of work activity to meet all regulatory requirements and departmental policies and procedures.
- Performs all the above in a timely manner.
PERFORMS GENERAL AND SPECIFIC WORK ASSIGNMENTS AS REQUIRED THROUGH WORK ORDER ASSIGNMENT OR SELF-IDENTIFICATION, BY USING TIME MANAGEMENT AND SCHEDULING SKILLS TO ENSURE MINIMUM DOWNTIME AND CUSTOMER SATISFACTION. COMPLETES AND SUBMITS TO SERVICE CENTER, DAILY PAPERWORK IN A TIMELY FASHION.
- Diagnoses problems and developing solutions for minor repairs throughout the facility.
- Provides continuous input on the status of the facility in regards to possible code/safety issues.
- Maintains 100% on-time completion of scheduled preventive maintenance.
- Provides feedback directly to customers to inform them of equipment status and work order completion
PARTICIPATES IN ON-GOING SKILL DEVELOPMENT BY ATTENDING IN-SERVICE AND/OR SELF-MOTIVATED CLASSES OUTSIDE OF THE WORK ENVIRONMENT. CONTINUALLY DEMONSTRATES RESOURCEFULNESS AND HIGHER TECHNICAL AND PROFESSIONAL SKILL LEVEL RELATED TO AN ASPECTS OF FACILITIES OPERATIONS AND MAINTENANCE.
- Attends educational offerings to validate skills and maintain current knowledge of trade.
- Maintains and updates knowledge of current processes and practices as technology changes and advances.
- Demonstrates initiative in communicating with other staff to ensure the proper completion of assigned tasks.
- Reviews departmental policies and procedures and is knowledgeable of departmental responsibilities in responding to codes.

- Performs all the above in a timely manner.
- Assists grounds by being on the snow removal team
- Other duties as assigned
